How Often Should You Have Your Roof Inspected? A Lowcountry Homeowner’s Guide

Your roof works hard through blazing sun, afternoon storms, salty breezes, and hurricane season, usually without complaint. Until a water stain shows up on the ceiling.

Most major roof problems start small, and a professional inspection is the easiest way to catch them early.

Why Roof Inspections Matter

Roofs rarely fail all at once. A lifted shingle, a cracked pipe boot, or dried-out sealant can let water slip underneath, quietly damaging decking, insulation, and framing long before you notice anything inside.

Regular inspections help you:

  1. Catch problems early, when a small repair can prevent a costly interior or structural one.

  2. Extend your roof’s life with routine maintenance.

  3. Protect your warranty by documenting that the roof has been cared for.

  4. Strengthen insurance claims with a recent “before” report and photos.

Here in the Lowcountry, the stakes are higher. Humidity feeds algae and mildew, salt air corrodes metal flashing and fasteners, strong UV dries out shingles, and hurricane season brings wind-driven rain that finds every weak spot.

When Should You Have Your Roof Checked?

Within the first year. Even a brand-new roof deserves a follow-up within 12 months, ideally after its first summer and hurricane season. This confirms everything settled correctly and lets you address any issues while they’re likely still under workmanship warranty.

Years 2 through 10: once a year. An annual inspection is the standard for roofs in good shape. Late fall, after storm season, or early spring, before it starts, are ideal.

Year 10 and beyond: consider twice a year. Wear accelerates with age, and many coastal shingle roofs start showing it between 12 and 20 years.

After any major storm. Wind and hail damage isn’t always visible from the ground, and prompt documentation matters for insurance.

What Roofers Look for During an Inspection

  1. Shingles: missing, cracked, curling, or lifted shingles, granule loss, and nail pops. On metal roofs, loose panels, worn fasteners, and rust.

  2. Flashing and penetrations: seals around chimneys, skylights, walls, and plumbing vents, which are some of the most common leak points. Salt air makes corrosion a key concern here.

  3. Valleys, ridges, and ventilation: wear in high-water areas, secure ridge caps, and proper attic airflow to prevent heat and moisture buildup.

  4. Gutters, fascia, and soffits: clogs, sagging, granules in the gutters, and soft or rotting wood.

  5. Algae and debris: dark streaks, moss, pine straw, and branches that trap moisture.

  6. The attic: water stains, damp insulation, mold, daylight through the decking, or sagging.

  7. A good inspection ends with a clear report: photos of any problem areas and honest recommendations, whether that’s a quick repair, routine maintenance, or planning for the future.
